Welcome to Nova Stays. By using our services or website, you accept these Terms and Conditions. We recommend reading them carefully.
1. About Nova Stays
Nova Stays is a real estate services company dedicated to short-term vacation rental management in Buenos Aires, Argentina. We operate as hosts on platforms such as Airbnb, Booking.com, Vrbo, and direct bookings.

2. Bookings and Platforms
2.1 How our properties are booked
Bookings are primarily made through:
- Airbnb
- Booking.com
- Vrbo
- Direct booking (through our site or direct contact)
Each platform has its own terms of use, booking conditions, and cancellation policies that apply in addition to these terms.
2.2 Booking confirmation
A booking is considered confirmed when:
- Payment has been processed by the corresponding platform
- You receive a confirmation email from the platform
- We confirm operational details via email or WhatsApp
3. Cancellation Policy
Cancellations are governed by the specific policy of the platform where you made the reservation (Airbnb, Booking, etc.). We recommend reviewing these policies before confirming.
For direct bookings, cancellation conditions are agreed upon at the time of booking.
We do not process direct refunds. All refunds are processed by the booking platform.
4. Check-in and Check-out
4.1 Standard hours
- Check-in: 3:00 PM
- Check-out: 11:00 AM
4.2 Late check-out / Early check-in
Subject to availability and additional cost. Please contact us at least 24 hours in advance.
4.3 Self check-in
Many of our properties have self check-in via access code. We will send you the details before your arrival.
4.4 Identification document
Due to local legal requirements, we may request a photo of your ID or passport at check-in. This information is treated according to our Privacy Policy.
5. Use of Properties
By renting a property, you agree to:
5.1 Responsible use
- Use the property solely for temporary lodging
- Not exceed the number of guests agreed upon in the reservation
- Not hold parties, events, or gatherings without prior authorization
- Respect neighbors and quiet hours (silence between 10:00 PM and 9:00 AM)
- Not smoke inside the property (except in designated areas)
- Not engage in illegal activities
5.2 Pets
Pets are only allowed in properties specifically identified as "pet-friendly". Please consult us beforehand to confirm.
5.3 Property care
- Keep the property in good condition
- Close doors, windows, and turn off lights when leaving
- Immediately report any issues (appliances, plumbing, etc.)
- Return keys or codes if physically delivered
5.4 Damages
You are responsible for any damage caused by you or authorized persons during your stay. Damages will be charged accordingly through:
- Claim on the booking platform (Airbnb Resolution Center, Booking, etc.)
- Direct charge if the booking was direct
- Application of the security deposit when applicable
6. Included Services
Each property includes the services listed on its specific Airbnb/Booking/website page. Typical services:
- WiFi
- Bed linens and towels
- Pre-check-in cleaning
- Basic toiletries
- Equipped kitchen
Services may vary by property. Please review the details before booking.
7. Communications
7.1 Channels
We communicate with you via:
- WhatsApp Business
- Booking platform messaging
- Phone call (when urgent)
7.2 Operational messages
You may receive operational messages from Nova Stays for:
- Confirming check-in details
- Inquiring about check-out times
- Information during your stay
- Resolving inquiries
- Requesting post-stay feedback
These messages are NOT marketing. They are operational communications necessary for your stay.
7.3 Opt-out
If you do not wish to receive additional messages, reply with "STOP" or contact us directly.
8. Payments
8.1 Processing
All payments are processed through booking platforms (Airbnb, Booking, etc.) or official payment processors (Paypal, MercadoPago, etc.). Nova Stays does not directly process payments except in specific direct booking cases.
8.2 Currency
Prices are published in the specific currency of each platform. They may vary across platforms due to commissions and conversions.
8.3 Taxes
Prices include corresponding taxes according to current Argentine legislation.
9. Liability
9.1 Limitation of liability
Nova Stays is not responsible for:
- Loss or theft of personal items in the property (we recommend using safe boxes when available)
- Public utility interruptions (electricity, water, internet) outside our control
- Force majeure events (natural disasters, conflicts, etc.)
- Decisions by booking platforms
- Purchase travel insurance
- Keep your belongings safe
- Notify us of any issues immediately so we can resolve them
9.2 Recommendations
10. Privacy
The processing of your personal data is governed by our Privacy Policy (https://novastays.com.ar/priva...), which is an integral part of these terms.
11. Intellectual Property
The content of our website (texts, images, Nova Stays logo) is the property of Nova Stays. Reproduction is not permitted without prior authorization.
12. Modifications
We reserve the right to modify these terms. Modifications will be published on this site with the corresponding update date. Existing reservations are governed by the terms in force at the time of booking.
13. Dispute Resolution
13.1 Good faith negotiation
Before any legal action, both parties will attempt to resolve disputes through direct negotiation for at least 30 days.
13.2 Courts
Any dispute that is not resolved through negotiation will be resolved before the ordinary courts of the Autonomous City of Buenos Aires, Argentina, waiving any other jurisdiction.
14. Applicable Legal Framework
These terms are governed by the laws of the Republic of Argentina, particularly:
- National Civil and Commercial Code
- Law 24,240 on Consumer Defense
- Law 25,326 on Personal Data Protection
- Local regulations of the Autonomous City of Buenos Aires regarding short-term rentals
15. General Provisions
15.1 Entire Agreement
These Terms together with the Privacy Policy constitute the entire agreement between Nova Stays and you.
15.2 Severability
If any clause is declared invalid, the others remain in force.
15.3 No Waiver
Failure to enforce any clause at any time does not imply waiver of the right to enforce it in the future.
